Report a roof leak after heavy rain or a new ceiling stain as soon as you notice it. BLOKKA's standard administration service coordinates routine maintenance remotely: the administrator reviews the report and contacts the relevant provider. The list below shows issues residents can report; it is not an inspection schedule set by the Condominium Act (Cap. 398).
Residents and committee members can report visible issues in shared areas through the BLOKKA portal. A short description or photo helps the administrator understand what they have seen. Technical inspections, testing and repairs should be handled by qualified providers under the relevant service agreement and applicable requirements.
Visible Issues Worth Reporting
- After heavy rain, report water entering through a roof, a new ceiling stain, damp patches in a stairwell or water collecting in a common area.
- Report blocked gutters or downpipes when the issue is visible from a safe common area. Do not climb onto a roof to inspect it.
- Note failed lights in common areas, entrance doors that do not close, intercom faults or access problems.
- If a lift makes an unusual sound, stops unexpectedly or has a door problem, report it to the administrator and lift service provider. Do not attempt technical checks.
- Report loose finishes, visible cracks, damage to handrails or items blocking an exit.
- Note standing water, drainage problems or visible damage in the car park and other external common areas.
When a Site Visit May Help
A description and photo may be enough for the administrator to contact a contractor. If someone needs to see the issue in person, an inspection visit may help.
A site visit is an optional BLOKKA service. Check the service agreement and get approval under the condominium's rules before booking. This service is not an inspection requirement under the Condominium Act (Cap. 398). Technical assessment, testing and repair work remain with the relevant qualified provider.
How Clear Maintenance Records Help
A clear description and dated photo can help the administrator and contractor understand a problem, such as a roof leak or ceiling stain.
In BLOKKA, the administrator can keep updates, quotes, approvals and completion documents with the maintenance task. Residents and the committee can then see what was reported and what happened next.
