Digital systems bring requests, decisions and records into one shared place, making progress easier to follow. BLOKKA pairs a purpose-built portal with professional condominium management in Malta and Gozo. The Condominium Act (Cap. 398) sets some record duties but does not require a digital system. Our guide to condominium records explains those duties.
From a Request to a Clear Next Step
Residents can submit a maintenance request through the portal or contact BLOKKA directly, with a description or photo. The administrator can log it as a task, assign responsibility, attach quotations and documents, and add updates. The committee can see whether it is waiting for a quote, approval, a contractor visit or completion.
Keeping updates with the original request preserves context. Residents do not have to repeat details across separate conversations, and the administrator can explain the current status and next action.
Visibility for Payments and Important Dates
Payment history and balances show what has been paid and what remains due. BLOKKA's Block Financials report summarises transactions entered in the portal, but does not reconcile the bank account or replace the administrator's formal accounts. Our record-keeping guide explains its scope.
BLOKKA's shared calendar brings meetings, maintenance visits, inspections and renewal dates into one view. Reminders help the administrator and committee prepare ahead, but people still need to review dates and act on them.
Technology Supports the Service; People Decide
BLOKKA's management service uses the portal to organise requests, follow up with providers and share updates. It cannot assess a repair or make committee decisions: qualified professionals handle technical matters, and the committee approves decisions within its remit. The system makes records and next steps easier to see; people remain responsible for reviewing them and acting.
